Such functionsInclude but are not limited to:Overseeing cleaning, grounds, and maintenance staff with routine inspections usually weekly.A)Inspect cleaning of common areasB)Inspect maintenance of common areas, making sure thatLights are in good working order and timers on lights are set properlyC)Inspect pool area for cleaning and maintenance making sureLocal laws for pool maintenance and safety are observed.Arrange for system of pool passes to identify those who may use pool area.D)Inspect grounds for safety and maintenance issues; look for uneven walks, potholes in the parking area, ice or water on pavement.E)See that scheduled common area services are performed in a timely manner,Cleaning is performed, grass is cut, shrubs and flowers are maintained, etc.F)Issue work orders for needed maintenance, cleaning, etc to common areas2)Provide management expertise to Association working in cooperation with elected Board byA)Preparing for regularly scheduled meetings with management reportsAnd information packets sent to board. Attending the meetingsProviding manager services.B)Preparing for annual meetings by providing for elections by mailings,Sending out ballots, conducting elections, etc.C)Drafting budgets for board approval, helping Association obtain financing for capital improvements, etc. Getting quotes for loans if necessary.D)Getting quotes for building services, capital expenditures, insuranceCoverages, etc. as required.3.Provide unit owners and board with daily service.A)Return phone calls of unit owners within one business day.B)Work with Realtors, lawyers, and others to help service theTurnover of properties in an orderly and efficient manner.C)Issue violations notices as required by the Rules of the AssociationD)Have cars and trucks towed as required by the rules.4.Work in cooperation with coordinators and bookkeepers to provide service in a continuum seamless orderly fashionA)Provide bookkeepers with the necessary information to do the work assigned to them1)Prepare final approved budges in a timely manner so that couponsMay be processed and mailed as scheduled.2)Approve invoices for payment in a timely manner3)Arrange bank transfers to pay bills in a timely manner.4)Process all charge back notices to homeowners5)Review budgets and financials for accuracy6) Review collection and legal issues in timely manner B)Provide coordinators with necessary information to do the work assigned to them1)Prepare for mailings well enough in advance not to create chaotic situations2)Keep coordinators informed of how to reach you for emergencies and reachMaintenance services for emergency situations.3)Train coordinators for the particular details relevant for each Property4)Update computer information for move/ins and move/outs5)Prepare Board packets6)Notify homeowners of meeting dateQualificationsA)Five years industry related experience.B)Ability to communicate both verbally and in writingC)Proficiency in MS Word and MS Excel, computers, adding machines, and otherStandard office machines.D)Ability to negotiate with landscape, construction and building services competently.E)Ability to draft up a budget and explain financial statements to board members Intelligently.F)Physical ability required1)Able to walk or stand up to two hours as well as walk up several flights of stairs2)Able to stretch both arms above head to reach objects3)Able to lift twenty pounds4)Able to bend or squat 5)Able to see (with glasses) well enough to do inspections and do office work6)Able to drive vehicle where necessary to see and hear7)Able to hear well enough to communicate at meetings And for phone communications8)Sufficient strength in hands and wrists to turn door knobs, and/or use manual staplers orBinding equipment9)Able to sustain long working hours from early morning to late night meetings andBe on call 24/7 including holidays and weekends.Signature Responsibilities:1)Handle day to day operations for building services dealing with common areas.
